Repairs That You Shouldn't Put Off
Protect your investment and avoid costly repairs by performing routine maintenance.
Caulking
Caulk doesn't cost much, but it does an important job by keeping water out of places that it shouldn't be. Inspect your shower, tub and around all windows and doors on a regular basis for places that need to be recaulked. GMake sure to get on it right away because fixing water damage costs a lot more!
Cleaning Your Dryer Vent
You probably clean your dryer's lint trap regularly, but when's the last time you cleaned out your dryer vent? If it's been more than a year, it's time to get to it. Too much build up can lead to a fire!!
Roof Repairs
A leaky roof can lead to big problems like severe structural damage, mold, and even the loss of personal property. It's nothing to mess with. Address all roof leaks as soon as you discover them, and you'll save yourself a ton of cash.
Chimney Sweeping
You can put off a lot of cleaning tasks, but chimney cleaning isn't one of them. Hire a professional chimney sweep once a year to make sure your chimney is free of creosote, bird nests and other flammables.
Change Your HVAC Filter
Dirty air filters cause your HVAC system to work harder than it should and run up your utility bills. Extend the life of your HVAC unit (and keep more cash in your pocket) by replacing your filter once a month. Just $3 to $5 bucks per month could save you thousands of dollars.
Pest Problems
Termites, carpenters ants, roaches, rodents – if they've taken up residence in your home, the time to deal with them is NOW. Waiting "just a little longer" will only lead to more costly treatments and further damage to your home.
Plumbing Leaks
Big leak, small leak, or any type of leak for that matter can do major damage to your home. Address all plumbing problems as soon as they arise. The same problems listed on "Roof Repairs" could be the outcome.

Repair Tips
When buying tools, you should always buy the best quality you can afford. A good, high quality tool can last a lifetime and save you time and money in the long run. The top ten household hand tools you need to have: hammer, flat screwdriver, philips screwdriver, pliers, adjustable wrench, hacksaw, tape measure, level, stud finder, utility knife
Cheap paints have a higher percentage of solvents per volume, say a gallon. As a result there is less pigment and resins in the gallon of cheap paint than high quality paint which can have 50% more pigment and resins than the cheap stuff. What this means is that most of what you are applying with cheap paint is water or mineral spirits which evaporate and leave little pigment behind.
Peeling paint is a very common paint problem but can be caused either by moisture, poor adhesion,or cheap paint. Possible Repairs: Scrape away old peeling paint and feather sand affected areas. Spot prime bare area. Caulk as required with appropriate caulking product. Repaint with a high quality acrylic latex house paint.
Many home repairs can increase your home's efficiency. Preventing air filtration by properly caulking around windows, installing storm doors, installing programmable thermostats and adding insulation are just a few of the project ideas that can help you have a greener, more energy efficient home.
Preventive maintenance can mean the difference between maintaining the value in your home or depleting your equity. Regular roof cleaning, gutter cleaning, pressure washing of walks, patios, and driveways, periodic painting, inspection and maintenance of heating and cooling sysems are just a few things that can save you money in the long run.
Garbage disposals may make clean up easy and cut down on garbage but use significantly more water and energy, and can strain septic systems. A good compromise is to compost or recycle food scraps whenever possible and use a disposer when not.
